West Village Apartments Clerk-of-the-Works
BOSTON, MA—The Community Builders, Inc. (TCB) is a mission-driven 501(c)(3) organization focused on building and sustaining strong communities. It also organizes and implements Community Initiatives to support our residents' paths to personal success.
Project Details:
- The project is expected to start in February of 2012 and last for 10-12 months.
- There are 148 single room occupancy units. The final unit total will be decreased to 127 units through consolidation during the renovation. The remaining tenants will be relocated in phases throughout the project.
- The planned scope of work includes: kitchen and bath rehabs, new fire suppression and detection systems, new boilers, hot water tanks, and pumps. The exterior scope includes new windows, lead/asbestos remediation, and slate/copper/rubber roofing work. In addition, the site will receive new rain water recharge structure, paving, and landscaping.
- In addition to the residential portion of the building, the West Village Apartment building contains community rooms on each floor, the YMCA corporate offices, and a YMCA youth center. The building was originally built in 1924 and 1931, and received a substantial renovation between 1991-1994.
- Since the building’s operations will continue throughout construction, the Clerk will be expected to maintain quality working relationships with the YMCA personnel, the tenants, property management, and building maintenance.
Responsibilities:
- Ensure that the work is performed in accordance with the Construction Documents, and report any deficiencies to the Architect and Construction Manager.
- Relay construction questions and information to the Architect and Construction Manager.
- Take photographs and prepare daily reports. These reports will include information on:
- The on-site labor force levels
- The progress against scheduled delivery dates
- Atypical field conditions encountered
- Detailed descriptions of work not performed in accordance with the contract documents.
- Monitor any additional work completed on a Time and Materials basis.
- Regular review of contractor’s as-built drawings to ensure that accurate information is being recorded.
- Assist in punchlisting completed work.
Qualifications:
- Minimum of 3 years experience in similar construction projects.
- Familiarity with construction contracts, plans, specifications, and contract administration.
- Ability to work with Microsoft Word and Excel.
- Excellent written and verbal communication skills.
- Physical ability to traverse construction sites, including ladders, attics, and roofs.
Compensation and other details:
- An hourly rate will be established based on the level of experience of the candidate.
- The position requires 40 hours per week. Starting at 7:30am and finishing at 4:00 pm, with 30 minutes for lunch.
- The Clerk will work out of a temporary field office on the property.
- This is considered a temporary position, based on the duration of the West Village project. Although we are actively working to develop additional work in the New Haven area, due to the uncertain nature of that work, we cannot offer a permanent position at this time.
