REPORT TO 
Leader / Supervisor / Property Manager

DIRECT REPORTS
Only applies when the Leader designation has been selected. In this case, direct reports could include: Custodians, Grounds Keepers, and Technicians.

HOURS AND CLASSIFICATION
These are full-time forty (40) hours per week positions. The Maintenance Technician positions are paid on an hourly basis. These positions have on-call / after hours responsibilities for weekends, holidays and emergencies. These are Non-Exempt (eligible for overtime) positions.

REQUIREMENTS
 
Maintenance Technician Master   
6-10 years advanced plumbing, heating, HVAC, carpentry or electrical experience. This position may require license or formal certifications and be assigned to multiple sites.
Maintenance Technician               
3-5 years experience in plumbing, heating, HVAC, carpentry, and electrical repairs and able to perform a minimum of 90% of typical work orders, and complete within performance standards for quality and time.
 Maintenance Technician Apprentice   
1-2 years experience and Technical School or equivalent training
Maintenance Technician Specialist          
This position is for short term, very specific and limited skill, or long term jobs of extremely specific and limited skill and responsibility, situation. Examples are: Inspector, Pool, Security and Painting. Training requirements specific to this position are to be identified by the Portfolio Manager and position reviewed annually for permanent positions with the budget process.

GENERAL RESPONSIBILITIES
The primary responsibilities of the Maintenance Technician involve the upkeep of the property in order to enhance and maintain its curb appeal, responding promptly to all assigned work orders, and ensuring that vacated apartments are thoroughly restored to “market ready” condition according to the Property Manager or Maintenance Supervisor’s timetable. The Maintenance Technician will also assist the rest of the staff, as directed, in their efforts to manage the property in an efficient manner. Maintenance Technicians are responsible for the safety for themselves, residents, staff and visitors. They are responsible also for security of the premises and are to insure proper and safe use of tools, equipment and materials. They are responsible for assigned inventory of cleaning materials, supplies, hardware, hand tools, power tools, etc.Technicians must have very strong mechanical abilities, experience performing general maintenance, must meet all physical requirements and be able to take direction.
Technicians may be required to cross-train in other functions to ensure satisfactory operation of the property. An employee in this position must be knowledgeable and skilled in the safe use of cleaning fluids as well as other potentially hazardous materials, and be skilled in the safe use and maintenance of all tools normal to the functions of this position.
